MIT BUILD-TO-SUIT SOLUTIONS:
A FACILITY CUSTOMISED FOR YOUR BUSINESS

20th February 2014 marked the grand opening of the Kulicke & Soffa Corporate Headquarters, MIT’s second build-to-suit project. The celebration was graced by the Guest of Honour, Mr. S. Iswaran, Minister, Prime Minister’s Office, Second Minister for Home Affairs and Second Minister for Trade and Industry. VIPs onstage activated the LED lights together to mark the opening moment. Over 150 guests watched as a dazzling display of LED lights lit up across the stage.

K&S Corporate Headquarters was developed by MIT as a build-to-suit project to meet the existing and expansion needs of K&S. It serves as a production, research and development facility, as well as a corporate office for K&S. The five-storey hi-specification building has a net lettable area of 285,500 square feet, of which K&S currently occupies 69 percent for a 10-year lease term. The remaining space has been configured to be leased to various different users.

As part of MIT’s commitment to be environmentally friendly, the K&S Corporate Headquarters is fitted with these green features:
- Energy-efficient lights
- Motion sensors in toilets and staircases
- Building design which reduces heat build-up
- Cooling tower system which uses NEWater (a sustainable supply of high-grade reclaimed water)

K&S Corporate Headquarters was awarded the Green Mark Gold Award by the Building and Construction Authority. The design and development of the K&S Corporate Headquarters further demonstrates MIT’s ability to offer and deliver quality industrial real estate solutions. Other build-to-suit projects by MIT include Tata Communications flagship data centre at Paya Lebar iPark; and Equinix’s third International Business Exchange data centre within the one-north precinct.
MIT’s build-to-suit solutions involve developing the facility for clients with specific requirements. The lease structure is also negotiated upfront, providing clients with greater rental certainty. This allows companies to focus on their core business, while MIT looks after the capital expenditure and development process.
